Compare published inspection prices and the report each quotation actually includes.

A septic tank survey price only makes sense alongside the inspection scope and the report you will receive. A verbal health check, a written pre-purchase report and a camera survey of selected pipes are different services. Before comparing quotations, decide what question you need answered and who needs to use the findings.

This guide covers published provider examples, what may be charged separately and questions to ask before booking. It complements the existing septic tank survey directory page. If you are buying a property, our buyer’s checklist covers the wider enquiries.

Published survey prices: compare the service descriptions

These examples were checked on 19 October 2026. They are named providers’ published offers, not a national average or a quotation from Septic Local. Confirm current availability, coverage, exclusions and the full payable total.

ProviderPublished servicePublished price
HomesepticFormal homebuyer or pre-purchase report£500 plus VAT
HomesepticVisit with verbal condition feedback£250; confirm applicable tax and scope
Boxall WardOff-mains drainage compliance check and written report£375 plus VAT

The two Homeseptic offers illustrate why “a survey” is not a complete specification. A verbal discussion may not meet your needs if a conveyancer, lender or other adviser requires written findings. Boxall Ward describes a separate check-and-report offer; ask what its assessment covers before treating it as equivalent. The source pages below contain the providers’ descriptions.

Define the question before requesting a price

Tell the survey business whether this is a property purchase, an investigation of a current fault or a planned condition check. Explain any deadline and the person who will rely on the report. A visit intended to investigate a pump fault is not automatically a suitable pre-purchase assessment of the whole drainage system.

For a purchase, ask your conveyancer or other adviser what information they need. Pass that requirement to the survey provider and request confirmation that its proposed service addresses it. This avoids paying for a report that answers a different question and then commissioning another appointment.

What should the quotation say is being inspected?

Ask the provider to identify the parts of the installation within its scope and any access limitations. DASA’s published inspection information describes checks that may involve the tank, connected pipework and drainage field, while noting that the work depends on the system and accessibility. Its page also says that documentation should be confirmed before booking. This is an example of a provider explaining scope, not a universal specification.

Ask for your quotation to address the following, where relevant:

  • The system type, known components and the property served.
  • The tank, covers and access arrangements to be assessed.
  • The pipe runs or other components included.
  • Whether cameras, locating equipment or other investigation are proposed.
  • What will be considered about the drainage field or discharge point.
  • Any checks that cannot be completed during the quoted visit.
  • The report format, contents and delivery time.

Do not assume that “full survey” answers every item. Ask the business to define the phrase in relation to your property, especially where documents are missing or parts of the system are outside the boundary.

Is a CCTV drain survey the same as a septic tank survey?

A camera investigation can be useful for the pipework it covers, but that does not by itself establish the condition and arrangements of an entire off-mains system. Ask which pipe runs are included and how the tank and discharge arrangements will be assessed separately. The quotation should state the limits of each method.

Where a business suggests extra camera work, ask what question it is intended to answer and what charge applies. If a pipe cannot be inspected because access is unavailable, ask how that limitation will appear in the report. A clear statement of incomplete work is more useful than an undefined assurance that the system has been checked.

Do I need to pay for emptying as well?

Ask the surveyor before booking a tanker. The timing of sludge removal can affect what the engineer needs to observe, and the required sequence should be agreed for the particular assessment. Do not independently arrange pumping on the assumption that every survey must start with an empty tank.

Ask whether any required emptying is included, separately quoted or arranged with another business. Confirm who coordinates the appointments and what happens if one visit cannot proceed. The separate emptying cost guide can help you understand that part of the bill without mixing the two services.

Other items that may change the quotation

Describe access accurately and ask which assumptions affect the price. Tell the provider about buried or unknown access points, restrictions on parking, locked gates, shared land and any known missing documents. Let the contractor decide what equipment and arrangements are appropriate. Do not open chambers to collect information yourself.

Ask how additional visits, specialist equipment, clearing an obstruction or further investigation would be priced and approved. If a quotation assumes a particular number of accessible components, ask what happens when the layout is different. Get the approval process in writing so you can decide about extra work with an explanation and a price.

What should I ask about the written report?

Confirm what will be delivered and when. Ask whether the report separates observations, conclusions, limitations and recommended next steps. If photographs, a plan or camera footage are important to you, ask whether they are included. Do not assume that a visit fee purchases every possible document.

For property transactions, clarify who can rely on the report and whether it can be shared with the relevant advisers. Ask about any follow-up discussion included in the price. You may need the surveyor to explain a finding after your conveyancer has read it, rather than receive only a file with no agreed route for questions.

A useful purchasing question is: “If you cannot inspect a relevant part of the system, will the report explain what remains unknown and what further work is needed?” That helps you understand how much certainty the price can reasonably buy.

Be clear about compliance claims

Ask what the provider means by a compliance check, the requirements it considers and any limits on its conclusion. Establish whether it is assessing visible arrangements, reviewing documents or undertaking further work. The word “compliant” should come with an explanation of scope and evidence, not be treated as a blanket guarantee.

The relevant rules differ between UK nations and depend on the installation and discharge arrangements. Use the official guidance for your nation and discuss property-specific legal questions with the appropriate adviser. This guide does not certify an installation or interpret a survey report on your behalf.

Booking around a property purchase

Arrange access and the report deadline early enough for the findings to be considered before your adviser says decisions must be made. Ask the seller for existing manuals, service records and available drainage documents. Tell the survey business which documents are missing rather than waiting until the visit.

If a problem is identified, ask what further assessment is recommended and how long a separate quotation would take. A survey and a priced remedial design may be different commissions. Keep that distinction clear before making an assumption about the cost of fixing a finding. Our repair versus replacement guide covers the next conversation.

A short comparison sheet for survey quotes

Put the providers’ answers side by side. Blank or unclear answers are questions to resolve before you decide.

  1. Purpose of the survey and the system covered.
  2. Inspection methods and components included.
  3. Access assumptions and limitations.
  4. Whether emptying or other supporting work is included.
  5. Written report contents, intended use and delivery date.
  6. Total payable, applicable VAT and extra-work terms.
  7. Follow-up questions or further visits included.

The cheapest fee can be appropriate if it buys the information you need. It is less useful if you subsequently have to pay for missing work or an additional report. Compare the agreed outcome rather than the title of the service.

Common questions about survey costs

Does a building survey automatically include the septic system?

Check the written scope with your building surveyor. Ask what has been included and whether they recommend a separate specialist assessment. Do not assume either answer from the name of the survey package.

Can a report guarantee there are no hidden defects?

Ask the provider to explain its inspection limits and terms. Understand what was accessible, what methods were used and which assumptions remain. A report should be read with those limitations attached.

Can I book a verbal visit first and buy the report later?

Ask before booking. The provider may need a different inspection or documentation process for a formal report. Do not assume that a later report can be added at no extra cost.

Leave inspection access to the professionals. Do not enter a tank, lean over an opening or remove heavy covers to help the survey. Tell the business about unsafe covers and keep people and animals clear.
